Currently the Main Lodge is available to rent in its entirety or you can choose between the upper 3 levels and the stand alone lower level space. We do not rent by the room and instead rent by the whole building or by its two separate independent living spaces.

The upper three levels are spread over 5000 square feet and includes the main floor with its cathedral ceilings, 30 foot high fireplace, commercial grade eat in kitchen, custom wood work bar and formal dining room, the first of two master bedrooms with ensuite bathroom and guest half bath. the second level has three additional high end bedrooms including the second master. All three have ensuite bathrooms with soaker tubs. The top most level is the Loft space with five twin beds and another five can be added to accommodate bigger groups. This entire three level space can sleep up to 20 guests. 

The Lower level has three additional cozy bedrooms with two shared bathrooms that have standing showers. These bedrooms have queen/ double beds. There is another commercial grade kitchen here with its own informal dining space, living area and laundry facilities. This space can sleep up to 10 people.

Each unit  has its own exit and entrance.

Please note: This is a completely non smoking & drug free property, both indoors & outdoors. Please ensure that you are familiar with all house rules before making your reservation to ensure that you have a comfortable and safe vacation. A refundable security deposit of $3000 is payable 7 days before check in. At check out, the person making reservations will be requested to do a full walk through to record any damages and any remaining security deposit will be mailed out 7 business days after check out.

Daily Rates:

From May - October ; November 20- March 20th are Peak season rates including long weekends and Federal holidays:

  • Renting entire Main Lodge: $2000/day ($100 extra daily fee per guest over 14 guests up to 30 guests)

  • Renting upper three levels: $1490/ day ($100 extra daily fee per guest over 12 guests up to 20 guests)

  • Renting lower level only: $800/day ($100 extra daily fee per guest over 6 guests up to 10 guests)

  • 50% payment is required at time of reservation if check in date is more than 60 days away. 100% of payment will be required if you are booking within the 60 day window.

  • For wedding/ event reservations, 50% advance payment will be required if the event is more than 6 months away. The balance 50% deposit will be required 3 months to the wedding event. If your event reservation is being made within 3 months of the planned event dates, 100% of deposit will be required and any additional incidentals will be billed at time of check out.


Off season rates - 15% discount off the peak season pricing. 

Please note that a minimum three stay is required. Custom pricing can be considered for long term stays exceeding 14 days.

  • The guest wing of the River House will be available starting May 2022.

Cancellations & Refunds:

  • Any general reservation that is cancelled 60 days before check in date will be eligible for a 100% refund.

  • Cancellations received between 30-59 days before check in date will get 75% refund.

  • Cancellations received within 30 days of check in date will not be eligible for any refunds.

  • If cancelling a wedding/event reservation within 30 days of actual event, no refunds will be issued. If event cancellation is within 3 months of actual event date but more than 30 days in advance, 50% of full event cost will be forfeited. If cancelling an event/ wedding within 6 months of event date but more than 3 months in advance, a 20% service fee will be forfeited.

  • All eligible refunds will be made within 30 business days when a written notice via email or mail has been received at info@SohumMountainRanch.com

  • COVID-19 Pandemic policy- For the safety of our guests, employees, vendors and contractors and to help keep our venue open during this COVID-19 pandemic, Sohum Mountain Ranch will only be taking reservations from guests who can prove that they have been vaccinated. At the time of check in please provide proof that you and your guest group are vaccinated. This can be done while signing the liability waiver forms. This rule is being observed until further notice.

PET DISCLOSURE ; Onsite Property Manager; Rental Restrictions: Please be aware that the onsite property manager and/or housekeeper will be residing in either the lower level/ basement area of the Main Lodge or on site at the River house depending on the portions of the Main Lodge or River house that are rented out. They are in an independent unit from the rest of the Main Lodge Building or River House as the case may be. There will also be other guests renting different parts of the buildings and property unless you have booked the whole property exclusively. The Management or employees of the Sohum Mountain Ranch have the discretion and ultimate authority to enter any of the rented portions of the Main Lodge, River House or surrounding property  if they observe incidences of the rented property not being secured or oversight by guests leaves the property exposed to potential damage. There are two dogs & five cats on the property and you are required to notify the onsite property manager before-hand if you are planning to bring pets. Your pets need to be house trained and on a leash when exiting the Main Lodge and being walked around the surrounding property. There will be a per pet fee of $100 per day if they are under 30 lbs and $150 per pet per day if they are over 30 lbs. No more than 3 pets allowed and no guest cats are allowed on the property. No pets over 35 lbs allowed indoors and they cannot be in the bedrooms but should stay in the common areas. Pet food and drinking bowls will be provided on request. When outdoors, all pets need to be on a leash unless you are in a long term rental contract and prior written approval has been received for the same.

Please note: Your rental agreement does not include the renting or the exclusive use of the property (including the grounds and fields surrounding the Main Lodge, River House & Barn areas). Your rental only includes the indoor space described in the rental agreement. The Management or Owner can withdraw access to the surrounding property at any time at their discretion, specially if they observe guests misusing the property or not honoring the property rules as per the orientation guests are given at check in. The person whose name is on the booking/ reservation has the responsibility of ensuring that all people and pets in their guest group follow the property and house rules diligently. We are not answerable to your guests and communications will only be conducted with the person under whom the reservation is made. No guests are allowed to bring outside equipment like ATVs/ trailers/jet skis etc. without prior written approval from Management and you are not allowed to set up anything or hold any type of event/ ceremony on the property grounds outside or inside of the rented space without notifying the Management. There is a strictly enforced fee for $3000 per four hour period that the property grounds are used for anything outside of a guest and their group walking/hiking, tubing, bicycling on designated paths and fishing (when permitted and pre approved), cross country skiing on this private property.

  • No parties are allowed unless prior written approval received or due to a pre-approved Event. No loud music is allowed after 10pm if you are only renting a portion of a building and no loud music allowed after 11.30pm if you are renting the entire Main Lodge. If you are renting at the River House or any other portion of the property, no loud music is allowed after 10pm unless you have received prior written approval from the Owner or Management of Sohum Mountain Ranch.
